Arrival & Departure
Entertainment Passes
The cost of your holiday does not include entertainment or facilities passes, which are sold separately by Away Resorts. If required, these can be purchased directly from us prior to your arrival.
Security Bond
A refundable £100 security bond is payable with your final balance.

We reserve the right to deduct appropriate costs from the bond at our discretion.
The bond will normally be returned within 7–10 days following departure once the accommodation has been inspected and found to be in an acceptable condition.
Pets
No pets are permitted unless agreed in writing prior to your stay.
Failure to comply will result in forfeiture of your security bond.
Smoking & Vaping
Smoking and vaping are strictly prohibited inside the accommodation.
Failure to comply will result in forfeiture of your security bond.
Minimum Age
Bookings are not accepted from groups where the lead booker is under 21 years of age.
Occupancy
The accommodation sleeps a maximum of 6 guests.
This maximum occupancy must not be exceeded at any time during your stay.
Guest Responsibilities
The lead guest is responsible for all members of their party throughout the stay.
The accommodation must be left clean, tidy and in the same condition in which it was found.
Guests are responsible for any loss, breakage or damage caused during their stay.
Any damage or missing items discovered upon arrival must be reported immediately. Failure to do so may result in you being held responsible.
Gas & Electricity
Gas and electricity are included in the cost of your stay.
We operate a fair usage policy regarding gas bottles.
Should the gas bottle become empty during your stay, we will replace it as soon as reasonably possible. Please note that delivery times are outside our control.
Should the replacement bottle also be exhausted during your stay, we will not provide a further replacement unless a fault with the equipment is identified.
The electric fire must not be left on overnight or when the accommodation is unattended.
Behaviour
Guests must behave responsibly and respectfully throughout their stay and comply with all Away Resorts park rules. If any member of your party is asked to leave the park for unacceptable behaviour, the entire party will be required to leave immediately and no refund will be given.
Children
Parents and guardians remain responsible for supervising children at all times and ensuring their safety.
Park Facilities
We are not responsible for any closures, restrictions, maintenance, alterations or limitations affecting Away Resorts’ facilities or entertainment programmes.
RAF Coningsby
Please be aware that RAF Coningsby is located nearby and military aircraft regularly fly over the park.
This may include night flying.
No refunds will be given due to aircraft noise. If you choose to leave early, only your refundable security bond (subject to inspection) will be returned.
Liability
Guests are responsible for arranging their own holiday insurance if required.
Nothing within these Terms excludes or limits our liability where it cannot legally be excluded under UK law.
Subject to this, we accept no responsibility for loss or damage to guests’ vehicles or personal belongings.
Mattress Protectors
Mattress protectors must remain on all beds throughout your stay. Any mattresses, quilts, pillows or bedding that are damaged or excessively soiled may result in deductions from your security bond.
Force Majeure
We cannot be held responsible for events beyond our reasonable control, including but not limited to severe weather, utility failures, government restrictions or other unforeseen circumstances.
Hot Tub
Whilst every effort is made to ensure the hot tub is available for check-in at 3:00pm, this cannot be guaranteed. The hot tub must be fully drained, cleaned and refilled between guests, which can occasionally delay availability.
No glassware is permitted in or around the hot tub.
Evidence of glass being used near the hot tub will result in a full drain-down and inspection, and you will forfeit your security bond.
Should you request attendance from our maintenance team regarding the hot tub and no fault is found, the following charges will apply and be deducted from your bond:
Following your departure, the hot tub will be inspected.
Any damage, misuse or neglect may result in forfeiture of your security bond, and any additional repair costs exceeding the bond value will remain payable by the guest.
Photographic evidence may be taken where necessary.
Barbecue
If you use the barbecue during your stay, it must be cleaned and left in the same condition in which it was found. Failure to do so may result in deductions from your security bond.

By completing your booking and making payment, you confirm that you have read, understood and accepted these Terms & Conditions.
These Terms & Conditions do not affect your statutory rights.
